TERMS:
This company is bound by the provisions of Title VIII of the Civil Rights Acts of 1968 – the Fair Housing Act – which, in part, prohibits “refusing to sell or rent a particular dwelling because of a person’s race, color, religion, or national origin.” The following federal agency ensures this company’s compliance with the Fair Housing Act: Department of Housing and Urban Development.
As such, this application will be evaluated in accordance this law and according to the company’s current screening guidelines; the leasing official will consider information such as, but not limited to, credit history, civil and criminal records, records of arrest, rental history, employment/salary details, vehicle records, licensing records, and any other necessary permissible information. I hereby instruct any consumer agency designated by Park Place Properties to furnish any applicable consumer reports and authorize the Owner or its agents to use such reports for all permissible purposes in the evaluation of my application. I understand that subsequent consumer reports may be obtained, per this same authorization, and used in the consideration of lease renewal, update, extension, or collection of debt. I hereby expressly release the Owner and its agents from any liability whatsoever in the procurement, use, and/or furnishing of said information, understanding that such information may be provided to various agencies including, but not limited to, future landlords, state, local, and federal government officials, and law enforcement. ⃝ I agree with the terms and conditions.
I understand that should my application be approved, I will be extended a formal apartment offer from Park Place Properties. I will then have forty-eight (48) hours from that time to reserve my apartment, done by paying the security deposit, which will serve as a reservation fee. The security deposit is the equivalent of one month’s rent and is non-refundable in the event that I do NOT sign a lease for the offered apartment after my application has been approved. I understand that should my application be approved, but no apartment is available at that time, I will be placed on a wait list and offered an apartment when one becomes available. Once I am offered an apartment, I will have the same forty-eight (48) hour time frame to secure the apartment; again, done by paying the security deposit.
